What is roof soft washing and black algae removal?

Roof soft washing cleans a roof with a low-pressure rinse and a cleaning solution that kills and loosens algae, lichen and moss. The solution is applied, left to work for a short period and then rinsed off. The aim is to clean the roof without scraping the surface or lifting tiles.

Black streaks on a roof are usually algae, not dirt. They feed on moisture and the minerals in the roof material, and they spread down the slope with the rain. Left alone they can hold moisture against the roof, and they make the whole house look tired. Roof cleaning in Sydney is often done for appearance, before painting or coating the roof, or ahead of a sale.

High pressure is risky on most roofs, which is why a gentler method is the normal choice.

Is it safe to clean a Colorbond or tile roof?

It can be, when the right method and safety steps are used. The risks are different for each roof type.

Concrete and terracotta tiles

Tiles can crack if walked on carelessly, and high pressure can remove surface coatings, glaze or the colour layer. Pointing, which is the mortar at ridges, can also loosen.

Colorbond and metal roofs

Painted steel is smooth and slippery when wet. Hard spray can scratch or lift the paint finish, and some cleaning products are unsuitable for it.

Older fibro roofs

Some older Sydney homes have asbestos cement sheeting. It should never be pressure washed, and it needs specialist advice.

Work at height is dangerous. A provider should talk about how they access the roof, how they keep from slipping and whether they carry insurance.

Why do Sydney roofs get black streaks and moss?

Sydney's warm, humid climate and regular rain suit algae and lichen. The south-facing and shaded slopes grow the most, particularly under trees, where leaf litter holds moisture on the roof. Valleys and low-pitch sections stay wet longer, so they also build up growth sooner.

Tile roofs are porous and trap moisture, which is why moss and lichen can take hold in the gaps and along the edges. Metal roofs usually stay cleaner, but they can show dirt streaks, bird droppings, pollen and a salty film in coastal suburbs. Gutters full of leaves send water over the edge and add to the staining below.

Cleaning removes the growth that is there, but it does not stop it coming back. Trimming overhanging branches, keeping gutters clear and allowing sunlight in will slow the return. A house wash can be done at the same visit.

Roof work is quoted in writing, and the price depends on factors you can see from the ground:

  • The roof area and pitch, since steeper roofs need more safety gear and time.
  • The roof material and its condition.
  • The amount of algae, lichen or moss, and whether moss has to be removed by hand first.
  • The number of storeys and how easy it is to reach the roof safely.
  • The runoff plan, such as protecting gutters and downpipes that go to the stormwater system.

Cheap quotes that skip safety steps or the plan for runoff can cost more in the end. Ask what method will be used, how plants and gutters are protected and whether the quote covers rinsing the gutters. Ask about GST, too.

How long does it take, and what happens on the day?

Many roofs can be treated in a day. A large or steep roof, or one with heavy moss, can take longer. The solution needs time to work, so the job includes waiting as well as spraying. Roof work is postponed in rain or strong wind.

On the day the crew will:

  1. Inspect the roof for cracked tiles, loose ridge capping and rusted sheets.
  2. Protect plants, outdoor furniture and windows.
  3. Apply the cleaning solution from a safe position and wait.
  4. Rinse at low pressure, working down the roof.
  5. Clear gutters of loosened debris and walk you through the result.

Call when streaks spread, when moss lifts the tiles or before painting. If you see cracked tiles or leaks, have a roofer check them first. See also driveway cleaning and the home page.

Questions about pressure washing in Sydney

Why is high pressure bad for a roof?

High pressure can lift or crack tiles, strip the coating or paint, push water under the roof covering and wash away granules or the colour layer. It can also loosen ridge capping and damage seals. Soft washing relies on a cleaning solution and a gentle rinse, which is less likely to damage the roof. Always ask which method will be used.

Will cleaning the roof make it last longer?

It may help by removing moss and algae that hold moisture, but cleaning is not a repair and does not guarantee a longer life. A clean roof also lets a roofer see problems more clearly. If you are worried about the condition of the roof, ask a roofer for an inspection as well.

Could cleaning void my roof warranty?

It might, depending on the manufacturer and the terms. Some warranties list approved cleaning methods and exclude high-pressure washing. Check the paperwork for your tiles or metal roof if you have it. When in doubt, ask the manufacturer or installer before booking, and tell the cleaning provider what the document says.

Is it safe for my garden and rainwater tank?

Roof runoff after cleaning can contain cleaning solution, algae and debris. If your downpipes feed a rainwater tank, disconnect the tank inlet before the job and keep it off until the roof has been rinsed well. Plants are usually wet down and covered. Mention any tank, pond or vegetable garden when you book.

How often does a roof need cleaning?

There is no fixed schedule. Shaded and humid roofs may grow algae again within a couple of years, while sunny roofs can stay clean for much longer. Clean when streaks spread, moss builds up in valleys or before painting. Keeping gutters clear and trimming trees nearby will slow the return of growth.
