What sea air does to Bondi surfaces

Bondi sits right on the Pacific, and almost everything outdoors here lives with salt, sand and sun. Salt spray settles on walls, balcony rails and driveways, then mixes with dust and rain to form a grey film. In shaded spots, green algae and mould take hold on the same surfaces. Sandstone, which is common in older Bondi buildings, soaks up dirt and shows it.

Owners typically call us when the front of the building looks dull, a driveway has gone dark, or a balcony feels slippery underfoot. We start by identifying each surface, since sandstone, painted render, glass and Colorbond all need a different pressure and cleaner.

Hills, apartments and tight access around Bondi

Streets around Bondi Beach and Bondi Junction climb and curve, and many properties sit on steep blocks. Steep driveways collect algae and are slippery when wet, so washing them is both cosmetic and practical. Apartment blocks, many in the Art Deco style, often have shared driveways, entry paths and courtyards with strata rules about when noisy work is allowed.

Parking can be tight along Campbell Parade and the side streets, and access to a rear courtyard or balcony may be through a lobby. We ask about access and water supply early, so a visit runs smoothly and does not disturb neighbours more than it has to.

Washing services we offer in Bondi

We serve Bondi with five services, each on its own page.

Most Bondi jobs combine a couple of these in one visit, which keeps access and set-up time down for everyone in the building.

The price of a clean depends on what is being cleaned and how hard it is to reach. In Bondi the main factors are these.

  • Surface and condition. Soft sandstone and old render cannot take high pressure, so gentler methods take longer.
  • Height. Multi-storey walls and steep roofs need extra equipment and safety measures.
  • Water and drainage. Wash water must be contained or directed correctly, which can add steps near a sloping site.

We explain the plan in the quote. If a surface is too fragile for pressure, we say so and suggest a softer method instead of risking damage.

Strata, stormwater and older buildings in Bondi

Many Bondi buildings are strata-managed. Before work, it is wise to check with your strata manager or committee about approved times, access, and where water can be used. Shared areas, windows and balconies may need notice to residents.

Wash water should not run into stormwater drains, because they lead straight to the ocean. Plan for containment and collection, and be careful near gardens. Some older buildings contain fibro or asbestos-containing sheeting, which must not be pressure washed. If you are unsure what is on your property, say so when you ask for a quote, and we will talk through options.

How to ask for a Bondi pressure washing quote

Call (02) 5550 1498 or send the form. We serve Bondi but are not located there, so your request is how we confirm availability for your date.

  1. Tell us which surfaces need cleaning, and whether it is a house, a unit block or a business.
  2. Send a few photos in daylight, including the worst stained areas.
  3. Mention strata rules, parking and any steep sections.
  4. We ask follow-up questions and confirm a time to inspect or start.
  5. A written quote follows, listing each area and the method.

Questions about Bondi

Why does my Bondi driveway go dark so quickly?

Salt air, shade and constant dampness encourage algae and mould, and fine dust sticks to them. Steep driveways hold moisture on their lower sections. A wash removes the growth, and a sealer can slow its return. Some staining, such as oil or rust, needs a different treatment and may not lift completely, and we tell you that before starting.

Can pressure washing damage sandstone walls?

It can, when the pressure is set too high or the nozzle is held too close to the face. Sandstone is soft, and aggressive washing can erode the face and leave marks. Low pressure with a suitable cleaner is the safer approach. We check an inconspicuous patch first so we know how the stone reacts.

Do I need strata approval to have my unit block washed?

If the work involves common areas, usually yes. Strata committees normally control access, working hours and water use. Ask your manager before booking, and tell us any rules that apply. We can adjust the timing to avoid disturbing residents, and provide a written scope that the committee can review before anything is booked.

How often should I wash a roof near the beach?

There is no fixed schedule. Coastal roofs collect salt and grime, and growth depends on shade and moisture. Many owners clean when the roof looks streaky or dark rather than on a calendar. Regular checks of gutters and tiles help decide when it is needed, and we can look at a few photos and tell you whether a clean is worth doing yet.

Is it safe to wash a balcony with glass balustrades?

Yes, with care. Glass should be rinsed and cleaned with a suitable product, not blasted at close range. Fittings and seals can be sensitive to high pressure. We use gentler methods around glass and rails, and we protect doors and furniture. Tell us if the balcony has timber or tiles that need special treatment.
